Getting out on the property ladder: this is how it works

Buying a first home is exciting. Who are we kidding? It's really exciting! From envisioning your dream home to signing the mortgage deed: it's a lot to deal with. You'll undoubtedly have a lot of questions. Fortunately, the Kredieter is here to answer your questions and guide you through the process. Are you a starter who's looking to buy an (existing) home for the first time? We take you through the various steps of the purchase and mortgage procedure. This is how it works:

 

Step 1 - Intake

Have you made an appointment for an intake with a financial advisor? Then the first step has been taken! Together with the advisor you discuss the possibilities and look at your options in terms of finance, as well as what you are looking to spend. So, think carefully yourself - before you meet with the advisor – how much you can afford per month. Keep in mind your lifestyle, hobbies and the things that you still want to be able to do, besides living in your house.

 

Step 2 - Gathering documentation

Once it's been established, during the conversation, that there are possibilities based on income, we can start collecting all the necessary documents to map out your situation. This includes passport, salary statement, employer statement and employment contract. This way your mortgage application will run smoothly. You will ultimately receive customised advice, in which we not only look at the mortgage, but also assess risks of death, incapacity to work, unemployment and any consequences in terms of your retirement age.

 

Step 3 - Looking for your dream home

The search for your dream home can begin! We recommend doing this together with a real estate agent. Definitely not a luxury in this hectic housing market. Once you've found a house that matches your financial situation and makes your heart beat faster? Then it's time to make an offer.

 

 Step 4 - To the solicitor

Once your offer on the property has been accepted, you will go to the solicitor in Amsterdam to sign a provisional purchase agreement. This agreement contains 3 important dates, namely:

  • the delivery or transport date This is the date when you become the homeowner.
  • the bank guarantee You must deposit 10% of the purchase price with the solicitor on this date. You can pay this out of your own capital, but it can also be done through the bank where you take out your mortgage. Assume approximately 4 to 5 weeks after signing the purchase agreement.
  • cancellation clauses Was a cancellation clause included with regard to financing? Then this is the deadline by which the financing must be approved. If this doesn't happen, 10% must be paid.

Step 5 - The best financier and valuation report

The valuation report is the next thing at the top of your to-do list. In the meantime, the experts at Kredieter will start to select the best financier. We send the mortgage application to a maximum of two lenders. The lender that best suits your situation receives your mortgage application. We compare the financiers with regard to interest rates, as well as terms and conditions. These can include, for example, sales penalty, removal scheme and the obligation to take out a life insurance policy.

 

Step 6 - Mortgage application offers

One or two estimates result from the mortgage application. Following an evaluation we will discuss this with you. Approved? Then you sign for the mortgage. Kredieter handles the administration and contact with the bank, solicitor, agent and any insurance company.

 

Step 7 - Draft deed of delivery

A few days before the delivery date of your new home, you will receive the draft deed of delivery and mortgage, together with the settlement bill. This invoice includes all costs that have been incurred that are to be settled on that date.

 

Step 8 - The last signature

At the solicitor’s office you'll finally sign for the delivery date and then for the mortgage deed, after which everything is arranged. You are a homeowner! The only thing left for you to do now is move in and enjoy your new home...
